The Drive to EPC Band C
For years, the Minimum Energy Efficiency Standard (MEES) has been set at an EPC Rating of E. However, to meet Net Zero targets, the government has proposed raising this minimum standard to a C Rating.
Key Changes on the Horizon:
- 2025 Deadline (Proposed): New tenancies would require a Band C rating.
- 2028 Deadline (Proposed): All existing tenancies would require a Band C rating.
- Fines: The penalty for non-compliance could increase from £5,000 to £30,000 per property.
What This Means for You
If your London rental property is currently rated D or E, you will need to make improvements. Common upgrades to jump a band include:
- Installing low-energy LED lighting (a quick win).
- Upgrading loft insulation to 270mm.
- Replacing an old boiler with a modern condensing one.
